St Lukes Apartments - large scale building remediation

Previous experience of Project Manager Pani Paniani

St Lukes Block 19 Apartments was the second in the complex to undergo remediation, as a result of weather tightness and structural defects. Block 19 is located next to Block 27, which was the first of the Blocks to be remediated. Block 19 is the tallest in the complexes and consists of forty seven units spread across two, five storey interconnected buildings with basement car parking underneath.

The project mirrored Block 27 in many ways also requiring extensive demolition work, involving a complete re-roof, replacement of 90% of the external timber framing and 75% of the existing internal partitions. The existing structure was then surveyed and reinforced where deficiencies were found. A specific requirement for this block was the rebuilding of the lift walkway landings and stairs in which Form had to carefully demolish the existing structure and install a walkway landing and stairs without damaging the building.  Due to the height of the buildings, extensive bracing was also added to the internal walls to ensure the buildings met the building code.

Building on the existing systems the client and Form had established on Block 27 we continued to assist with developing the design and adjusting apartment layouts for each tenant’s specific requests.

Like Block 27 the exterior precast panels once repaired have been fully wrapped and a Trespa façade system installed to address the weather tightness failures. The apartment internals are in the process of being fully painted, tiled & carpeted and are beginning to look virtually new ready for reoccupation later this year.

Continuing to work closely with the client and carrying learnings through from Block 27, Form are assisting with buildability issues specific to Block 19 and sequencing to allow for a developing design. Through Forms flexibility working through the initial hurdles involved on Block 27 Form are looking at being able to repair Block 19 more efficiently with the goal of carrying this momentum through to the future blocks.

M Social Hotel Auckland

Previous experience of Project Manager Pani Paniani

Pani gained experience on a commercial build of 190 rooms over 12 floors within the M Social Hotel in Auckland CBD for Canam Construction. This required major attention to detail and efficient working style so that the project was not delayed as there were many tradespeople being managed.

 

More than just a builder, Pani performed health & safety inductions for the crew of 10 steel fixers for ceilings and walls, plus stocktaking / ordering of all materials to site. His eye for detail also saw him recruited as the QA officer – checking dimensions for walls and ceilings were as per the plans/drawings set out by the client. Other projects included Baxters, Mt Wellington, and work on the Auckland High Court.

Te Whakaruruhau (Waikato Womens’ Refuge), Port Waikato

Waikato Women’s Refuge project is an ongoing package of works for full scale renovation of over 30 houses in the Waikato region. Waikato Women’s Refuge have been funded by Te Puni Kokiri for the works.

 

On this project, our focus has been to build healthier homes that are warmer, safer and transforming them from the past into the future. The effect it has had on the residents has been incredibly positive, giving them hope for the future with a place they can enjoy coming home to.

​

Works included full replacement of doors and windows, walls, ceilings, floors, decking, bathrooms, and kitchens.

​

Works have all been completed within the budget allocated by the client.

We were initially given 7 homes to complete – this extended by a further 27 houses based on our performance on site and our attention to detail.

Peretao Rise (private residence)

Peretao Road was a residential extension and remodel of an old section of the property. It included full replacement of doors and windows throughout the property. It included a mixture of bifolds and ranch slider installations as well as specialty glasses such as frosted windows and heated safety glass.

​

Peretao Road project worked around a family including small children who were living in the house while work was being completed. Our commitment to safety meant the site was a safe environment for the family onsite.

​

Project Manager Pani Paniani led the Dymond Construction team and we conducted the project successfully for the client – delivering works to budget and on schedule, with zero safety incidents.
